Sugarcreek, Ohio-based ProVia LLC will buy two properties in Dalton, Ohio, in preparation for an expansion that will add space for both fiberglass and steel door production.
One site is 25 acres with 303,000 square feet of retail and manufacturing space and the other is a 4-acre parcel about 1.5 miles away with a 22,500-square-foot warehouse.
ProVia plans to use the Dalton properties for relocating and expanding steel entry door production from its Walnut Creek headquarters site, Joe Klink, executive director of corporate engagement, said in a phone interview.
Moving steel door production will free up space in Walnut Creek to expand the existing fiberglass entry door manufacturing operation, Klink added.
Founded in 1977, ProVia manufactures entry doors, storm doors, patio doors, windows, vinyl siding, metal roofing and manufactured stone.
The property currently is home to P. Graham Dunn, a maker of inspirational home decor, and the Silver Linden Park and Playground. The land sale will not affect current operations for P. Graham Dunn.
But once the Dunn facility winds down operations, the renovation into a ProVia plant will begin. Klink said steel entry door production is likely to begin in the second half of 2025.
The real estate opportunity was presented to ProVia officials, Klink said, at a time when they were thinking about how they could expand steel entry production without impinging on space for fiberglass doors.
"The market really seems to gravitate towards our products and the trajectory of our business shows it just continuing to increase," Klink said.
ProVia had previously eyed Wayne County, where Dalton is located, Klink said, adding the area has a supportive business climate and well-qualified local workforce.
Klink isn't sure yet how many jobs will be created but the company is hiring. He likens the land deal to one in the Philadelphia area.
"An old newspaper building went up for sale a few years ago and we bought it," Klink said. "We weren't sure exactly what we were going to do with it but then we ended up buying a company that laminates film onto vinyl for windows. We renovated the building and 20-30 people work there now and there's room for growth."
